A 326 unit apartment complex.  Property located in a very stable residential area.  Renovation occurred while project was ‘LIVE’.  A systemic change to the tenant demographic occurred while keeping highest occupancy levels intact.  The project was taken from a D class to A-/B+ class. The scope includes, but not limited to:  extensive exterior redevelopment including removal of mansard roofs and replacing with gable roof and siding, 2 amenity buildings with leasing function, garages, resort style pools, site amenities (entry gates, landscaping, monuments, putting green, lighting, etc.) and full interior renovation of all units.
